Non Structural Measured Surveys
A measured building survey is a precise, scaled record of a building’s existing dimensions and layout, delivered as CAD drawings or 3D BIM models that GAP Arch Ltd can design from directly.
Think of it as a detailed digital blueprint of your building as it stands right now. The surveyor captures floor plans showing wall positions and thicknesses, door and window locations, structural elements, and key fixtures. You may also get external elevations, cross-sections showing floor-to-ceiling heights, and often a roof plan.
Standard file formats include DWG/DXF (the industry standard for AutoCAD), PDF for easy viewing.

Pre-Application Enquiries and Planning Submissions
Navigating the planning system doesn’t have to be overwhelming. At GAP Arch Ltd, we manage the process from start to finish—providing expert advice, handling submissions, offering regular updates, and ensuring you are informed the moment a decision is reached.
Pre-Application Enquiries
A pre-application enquiry is an initial consultation with your local planning authority (LPA) to discuss building or development plans before officially submitting a formal planning application. It helps you avoid costly design mistakes and streamlines the formal approval process.

Planning Applications
A planning application is the process by which planning permission for a proposed development is usually sought, typically from the local planning authority (LPA). Some development does not necessarily require an application for planning permission as it may be minor and constitute permitted development. At GAP Arch Ltd we will advise and guide you through this process.

Building Regulations and Construction Drawings
Building regulations approval is distinct from planning permission, and your project may require both. We will verify if building regulation approval is needed before work commences. These regulations set mandatory minimum standards for design and construction, ensuring the safety and health of people in or around buildings
Construction drawings are critical blueprints used in the building industry to guide a project from design to completion. They combine visual plans, detailed components, and specifications to inform builders exactly how to construct the project.

Post Contract & the Building Safety Act 2022
During the post-contract period, the focus is on confirming that all project obligations are fulfilled and work is satisfactorily completed. This involves regular site inspections, documented by detailed progress reports.
What is the Building Safety Act?
The Building Safety Act 2022, granted Royal Assent on 28 April 2022, is a law aimed at ensuring all new building work complies with the Building Regulations and has particularly controls on buildings of a higher risk. It sets strict rules for designing, constructing, and managing buildings, and clearly defines the responsibilities of building owners, designers, and contractors – known as Duty Holders.
The Building Safety Act has made Clients, Contractors and Designers criminally responsible to ensure that any building work subject to the Building Regulations complies in terms of design and construction. This duty has put competence at the heart of construction and any one appointed to carry out design or construction must be competent to undertake the work.
